How DryMark Restoration Financial District Was Born in Financial District

We opened this branch in 2011 because we had watched too many homeowners in Lower Manhattan get handed invoices their adjusters wouldn’t pay. The work was fine. The documentation was not. A homeowner on Maiden Lane had paid out of pocket for water mitigation after a pipe burst, only to learn that the restoration company never took dated moisture readings, never photographed the pre-loss condition, and never produced a drying log that matched the invoice line for line. The adjuster denied the whole claim. That person was out fourteen thousand dollars for work that was, by any reasonable measure, done correctly. The building was dry. The paperwork was useless.

That was the moment we knew Financial District needed something different. Not fancier equipment. Not faster trucks. A standard that turned the job into a document an insurer could not refuse. We brought DryMark here because drying to a number, and having the readings to prove it, was not common practice in this market. We promised to quote every job in writing before we started, to log every room daily, and to hand the homeowner a signed record when we left. That promise is still Clause 1 of every job we take in Financial District.

Alicia Brennan’s Personal Connection to the Damage Restoration Trade

I got into this work sideways, and I stayed because of what happens at three in the morning when someone’s ceiling is dripping onto their dining table.

Before DryMark, I spent years on the other side of the desk, working in claims. I saw restoration invoices every day. The good ones were rare. Most were vague: “dry structure,” “apply antimicrobial,” “HVAC cleaning,” with no photos, no meter readings, no proof that the wall was actually dry before they packed up. I learned to spot the difference between a company that restored a building and a company that created a paper trail thick enough to get paid. They were not the same thing. The adjuster who founded DryMark in 2011 had seen the same thing, and when I learned about the Haven Standard, I recognized it immediately. It was the documentation I had always wished for.

I trained under a tradesman in Brooklyn Heights who taught me to read a moisture meter the way a carpenter reads a level. Not just the number, but what the number meant for the material, the season, the airflow in that particular building. Old Financial District co-ops dry differently than new Jersey City glass towers. The plaster in a Murray Hill brownstone holds water in a way that Sheetrock in Long Island City does not. He made me take readings every two hours on my first job, a flooded basement in Hoboken, until I could predict what the meter would say before I touched it. The smell of that basement, wet plaster and rusted iron, still comes back when I walk into certain jobs.

What gets me out of bed is not the emergency. It is the moment, usually three or four days later, when the readings flatten out and we can show a homeowner the graph: here is where we started, here is where we are, here is the number that means dry. That is the job. Everything else is just getting there. If I were not doing this, I would probably be teaching, or trying to. I like making something opaque into something a person can hold in their hand and understand.

Meet Alicia Brennan - The Person Behind Every Job

I am Alicia Brennan, Owner and Founder of this branch. I hold IICRC certification in water damage restoration and have trained extensively in applied structural drying through Dri-Eaz and RIA programs. More importantly, I have spent over a decade in the field, in buildings from Williamsburg walk-ups to Midtown Manhattan commercial losses, learning how water moves through different structures and how to prove it is gone.

What separates me from a corporate technician is simple: I live here. My name is on the license. I have walked the same Financial District streets my customers walk, and I have had to explain my own work to my own neighbors. On weekends, I am usually at the Greenmarket or on a long run along the East River. That rhythm, the same streets, the same weather patterns, the same building stock, means I know what spring runoff does to a basement on Pearl Street versus one in Battery Park City. When you call, you are not getting a rotating dispatcher. You are getting a local team that answers to me, and I answer to this neighborhood.

My commitment to you is direct: every job gets a written scope and a written price before we start, and every job leaves a documented record under The Haven Standard. No exceptions.

Our Promise to Financial District Homeowners

Our values are not decoration. They are the H.A.V.E.N. code we work under, and each one exists because we saw what happened when it did not.

Have it in writing. We learned this from the Maiden Lane homeowner who paid out of pocket. Every job gets a flat price, a written scope, and a written warranty before anyone starts. Clause 1.

Arrive on schedule. We give a real window, a named technician, and a text when they are on the way. Not because it is impressive, but because our customers have jobs, children, and lives that do not revolve around waiting for a truck.

Verified crews. Every pro working under our name is required to hold the license and insurance their state requires. We do not send strangers into your home.

Evidence on every job. Photos and readings of what we actually found, not what we think you want to hear. The Haven Standard requires daily moisture logs, room by room, signed and dated. This is what turns a restoration invoice into a claim an insurer will pay without a fight.

No surprises. No door upsell, no scope creep, no “while we are in here.” The price we write is the price you pay.

Our Credentials

Our Credentials

State-licensed. We hold the licenses required to perform restoration work in New York. We do not publish the number here because credentials should be verified directly, and we will provide it on request.

Insured and bonded. Every job is protected by the coverage required for work in occupied homes and commercial buildings. Again, documentation available on request.

Years of local experience. We have been serving Financial District and the surrounding metro area since 2011. That is long enough to know the building stock, the common loss patterns, and the adjusters who will ask for specific documentation.

Strong local reputation. We are not a truck that appears after a storm and disappears after the check clears. We are here year-round, and our customers know where to find us.

Why this matters to you: restoration work happens in your home, often during a crisis, with strangers moving your belongings and cutting into your walls. Licensing means we have met a state’s minimum competence standard. Insurance means you are protected if something goes wrong. Local tenure means we will still be here if something needs attention after the job is done. Documentation means your insurer will recognize the work as legitimate. These are not marketing points. They are the minimum conditions for letting someone dismantle your kitchen at midnight.

Rooted in Financial District

We are not pretending to be from somewhere else. Alicia Brennan lives and works in this neighborhood. We know the specific challenges of Financial District buildings: the aging infrastructure on Water Street, the mixed-use conversions on John Street, the flood vulnerability near the Seaport that Hurricane Sandy made permanent in local memory. We have worked in Brooklyn Heights and Hoboken, in Jersey City and Williamsburg, but this branch was built for the dense, vertical, often historic building stock of Lower Manhattan. The community here is not an abstraction. It is the co-op board member who calls us back, the property manager who recommends us to the next building, the neighbor who sees our truck outside and knows who we are.
